Parking
There are 107 units in our community and approximately 47 parking spaces, not counting parking in front of your driveway as long as it is not marked as a fire lane. That equates to .44 of a space per unit.
The fire department has the final say over whether we are allowed on-street parking.
The Declaration, Article VII, Parking, Section 1 states. “ownership of each Lot shall entitle owner(s) thereof to use not more than 2 automobile spaces, for currently licensed vehicles on each townhouse lot as provided. No owner shall park a camper, trailer, school bus, or truck larger than one-half ton on their property or a private street for longer than 24 hours. No vehicle under repair, “junk car,” or other unsightly vehicles shall be allowed on any lot or street.”
Suggestions to make parking better:
- Fully utilize the space available in your driveway.
- Park in front of your driveway if there is no fire lane.
- Park on Eustace Road. *According to VDOT and the County, parking on Eustace up to the No Parking sign is legal.
- If you have four or more vehicles, consider off-site storage.
Administrative Resolution 04-06, Parking and Vehicle Regulations, provides the BOD the authority to enforce the parking regulations. B. Procedures, 3. states, “Violators of these regulations may be booted and/or towed at the discretion of the BOD or management.”
The BOD has a contract with Shanks Towing (540-710-1628) to enforce the parking regulations.
Some Important Facts:
According to the Administrative Resolution 04-06 and/or addressed in the towing contract:
- No parking in fire lanes.
- The vehicle must be at least 15 feet from a fire hydrant.
- No perpendicular parking on the streets or cul-de-sacs.
- No parking on the grass between the curb and the sidewalk.
- If all four wheels are on the asphalt (black area), the vehicle will be towed **Note this is more than the 12″ the VA code allows.**
- All vehicles must display CURRENT valid state tags and inspection-there is a 15-day grace from the expiration date.
- Junk/wrecked/abandoned/inoperable vehicles are not allowed to be parked on the street, or they will be towed. This also applies to vehicles in driveways. They can’t be towed but will be subject to fines.
- Anyone can call in a violation to the management company but must provide their name and address.
- Campers, trailers, school buses, oversized work vehicles, and trailers (attached and unattached) to work vehicles are not permitted to park on the street OR in driveways.
- No parking on private or community lawns.

* The towing contract states that you have the right to a picture of the towing violation, or your vehicle will be returned at no expense.
